Alliant Strategic Development has chosen Milender White (MW) to build its fourth and largest project to date in the San Fernando Valley, with AC Martin as the architect. Construction starts this month on Ardent on Van Nuys, a 332-unit mixed-use apartment community that will include 37 affordable units.
Ardent on Van Nuys will rise six stories, with five levels of wood-frame construction above a concrete podium (Type IIIA/IA) housing a street-level garage with 180 parking spaces. The 377,606 sq. ft. project occupies an L-shaped lot with entrances on both Van Nuys Boulevard and Vose Street. At grade, 4,105 sq. ft. of retail space is planned.
Ardent on Van Nuys presents an appealing “new urban” community in the heart of the Valley, in a neighborhood where apartment construction is accelerating to meet increased demand for workforce and affordable housing. This will be MW’s third-largest Southern California project, following the 472-unit Aliso in downtown Los Angeles and the 356-unit Mission Gateway in nearby North Hills.
