Alliant Strategic Development has chosen Milender White (MW) to build its fourth and largest mixed-use apartment building in the San Fernando Valley, with AC Martin as the architect. The 332-unit Ardent on Van Nuys will rise six stories, with five levels of wood-frame construction above a concrete podium (Type IIIA/IA). Thirty-seven units will be designated as affordable. The project occupies an L-shaped lot with entrances on both Van Nuys Boulevard and Vose Street. Along the boulevard, 4,105 sq. ft. of retail space is planned.
This Transit-Oriented Community (TOC) will include multiple interior and exterior amenity spaces, including a dog run and dog spa. The second floor of the 377,606 sq. ft. project features three distinct courtyards; two rooftop decks will also be built. Residential and retail parking for 180 cars will be provided in a street-level garage.
