Milender White (MW) partnered with KTGY Architecture and Mile High Development to construct the Capitol Square Apartments, located one block from the Colorado State Capitol Building on the corner of 13th Avenue and Sherman Street in Denver. This 6-story affordable housing development totals 120,405 sq. ft. and provides 103 one- and two-bedroom housing units. Affordability of units covers a range of 30% AMI – 80% AMI. Amenities include a leasing office, community space and fitness room at ground level as well as a landscaped outdoor terrace at the second-floor courtyard. Parking is provided for 69 vehicles and two carshare sites at the ground and basement levels.
The Colorado State Land Board owns the land beneath the building, and it has entered into a 50-year ground lease with the developer, with lease proceeds supporting the Land Board’s mission to raise funds for education and the K-12 BEST program.
The project is seeking Enterprise Green Communities certification.
The MW preconstruction team provided advanced 4D modeling of the project to develop the site logistics plan, which involved the demolition of an existing building physically connected to an adjacent historic building. The project site, located on a tight urban lot adjacent to busy streets, presented a challenge as it allowed only a minimal area for laydown and staging.
