1637 Lincoln Blvd.
Santa Monica, CA

Type: Multi-Unit Residential, Retail

Owner: Fifield Companies

Architect: KFA Architecture

Project Summary

At 1637 Lincoln, Milender White (MW) built the second phase of Catherine Santa Monica, a mixed-use luxury apartment community in the city’s downtown. This transit-oriented development, located within walking distance of the Third Street Promenade and METRO E Line stops, offers renters a comfortable, stylish haven from the busy pace of the Westside.

Phase II of the Catherine consists of two 5-story buildings totaling 155,450 sq. ft., including 191 units and 11,402 sq. ft. of ground-floor commercial space over two levels of subterranean parking. Construction is Type III-A residential plus a Type I parking garage with 287 spaces.

The unit mix includes studios and one-, two- and three-bedroom apartments. Fifteen of the units, or 7.5% of the total unit count, are designated affordable at 30%-60% of the area median income level. Amenities include two pools (one with salt water), a roof deck with kitchen, an internet café, a micro-market, a tot lot, a gym, a yoga deck, and a media/game room. A voluntary easement with decorative paving, lighting, and landscaping allows cars, pedestrians, and cyclists to use the Lincoln Court alleyway between Catherine Phase I and Catherine Phase II to connect to both Olympic Boulevard and Colorado Avenue.

Phase 2 of Catherine Santa Monica won a 2022 ENR SoCal District Award of Merit, a 2023 Los Angeles Business Journal CRE Gold Award, and a 2022 ABC Southern California Chapter Excellence in Construction Award.
