Parc Mosaic is a new five building, 226-unit apartment community totaling 395,155 sq. ft. The residential buildings are three stories. Buildings 1, 3, 4 and the Amenities/Pool building are above a one-level Type I-A concrete parking garage. Buildings 1, 3 and 4 are Type V-B construction and Building 2 and the Amenity building are Type V-A construction.
The South Boulder Creek 100-year floodplain bordered the eastern edge of the project site, restricting the construction of habitable below-grade space. Extensive waterproofing and dewatering systems, both temporary and permanent, were employed for the construction of the below-grade parking garage which extends well below the water table. The stringent discharge limitations for Boulder Creek required the use of advanced ceramic micro-filtration technology to treat the groundwater before discharge.
Located on the former Eastpointe Apartment Homes site, Parc Mosaic is a certified LEED Silver community thanks to sustainable practices, including drought-resistant landscaping to conserve water, reducing the heat island effect by 90% by preserving existing trees, and placing parking underground. MW and its trade partners minimized the carbon footprint during construction by diverting 65% of waste.
Prefabrication: The Milender White prefabrication facility delivered 241,107 square feet of wall panels for this project.
Parc Mosaic was a NAIOP Colorado Multifamily Development Project of the Year for 2021.
