OSO (“bear” in Spanish) is one of the most “uniquely Colorado” communities in Denver’s SoBo Neighborhood. Milender White has partnered with Palisade Partners and Craine Architecture to build this nine-story, 336,074 sq. ft. mixed-use development on the corner of Acoma and Jewell, which conveys a “biophilic” feel to represent the spirit of Colorado.
Besides its residences, the OSO contains 6,626 sq. ft. of ground-floor retail and a 100,214 sq. ft. parking garage with 259 stalls. The 266 residential units are a range of studio, one, two, and three-bedroom apartments. Amenities include a club/lounge, fitness center, café, and rooftop community space with fire pits, grills and pergola seating. The neighborhood has a walk score of 87, with cafes, shops, breweries and amenities close by and quick access to mass transit.
Our preconstruction team provided real-time cost guidance to the owner and architect, worked in collaboration to aid decision-making on a variety of programming and systems options.
