Project Summary

OSO (“bear” in Spanish) is one of the most “uniquely Colorado” communities in Denver’s SoBo Neighborhood. Milender White has partnered with Palisade Partners and Craine Architecture to build this nine-story, 336,074 sq. ft. mixed-use development on the corner of Acoma and Jewell­­­­­­­­, which conveys a “biophilic” feel to represent the spirit of Colorado.

Besides its residences, the OSO contains 6,626 sq. ft. of ground-floor retail and a 100,214 sq. ft. parking garage with 259 stalls. The 266 residential units are a range of studio, one, two, and three-bedroom apartments. Amenities include a club/lounge, fitness center, café, and rooftop community space with fire pits, grills and pergola seating. The neighborhood has a walk score of 87, with cafes, shops, breweries and amenities close by and quick access to mass transit.

Our preconstruction team provided real-time cost guidance to the owner and architect, worked in collaboration to aid decision-making on a variety of programming and systems options.
