Milender White (MW) completed renovations and modifications to this student apartment community near the University of Texas at Austin campus. The three residential towers (9, 11 and 12 stories) contain 184 units offering 641 beds, comprising 223,380 sq. ft. of rentable space. A six-story parking garage sits nearby.
The renovation was extensive. MW converted the lobby/leasing area into a game room, the standing computer lab into a cyber café, and an older office into a new leasing office. The workout facility was enlarged and modernized. The cafeteria was remodeled with improved retail spaces for vendors. Other major components included new paint and finishes in common areas and in approximately half of all units, an entire makeover of the pool area, upgraded landscaping, repair and replacement of building systems, and exterior modernization and retrofitting of the parking structure with new energy-efficient lighting.
This was considered an occupied renovation, as sections of the dorms hosted participants in summer camps. It was also critical to have the buildings ready for the 2012 fall semester to avoid temporary student relocations and interruptions to the university’s revenue stream. MW worked closely with ownership and the project team to refine a detailed phasing plan, in order to maintain required bed counts for the summer camps while expediting the construction of the dining area and maintaining a fully functional kitchen.
